1. Institute of Building and Technology Services

IBTS assists brokers, homeowners, appraisers, etc. to verify the following information on manufactured homes and can be requested online:

  • Label Number
  • Date of Manufacture
  • Name of the Manufacturer
  • Type of Home (single versus multisection)
  • Location of First Shipment
If IBTS locates the necessary information, you will receive a verification letter in 3-5 business days. IBTS will make every effort to expedite the verification letter, but actual processing time will depend on the viability of the information you are able to provide. All requests are processed on a first-come, first-served basis, unless a request is marked as "URGENT." The cost of expedited verification is $50. This covers the cost of research efforts and verification of the information provided, and the issuance of a verification letter. "URGENT" requests are given the highest priority, and are completed within 24-36 hours of request (1-2 business days). The cost of an URGENT request is $75. (Note: The cost is non-refundable if the home and associated label information are not located in IBTS' database.)

The Institute for Building Technology and Safety (IBTS), as the Department of Housing and Urban Development's monitoring contractor under the Federal Manufactured Housing Program, is required to maintain all reported certification label applications, and has been the sole source of this data since 1976. The data IBTS maintains comes from manufacturers' production reports. IBTS cannot provide copies of data plates, model or wind zone information. Also, please note that HUD labels are not replaced. The verification letter that will be provided suffices in most cases for missing HUD labels or unknown manufacturer data for specific homes. (Note: Details for modular or pre-HUD homes built before June 15, 1976 are not available.)

The following data will be needed to complete this process.

  • Name and Address of the Manufacturer
  • Date of Manufacture
  • Serial Number(s) of the Home
  • Label Number(s) of the Home

Note: If the information cannot be located on/or within the home, the requester should obtain current or previous financing documentation for the home. Incomplete information may impede records research, delay, or even prevent record verification.

Good Faith Estimate:   HUD Form for All FHA-Insured Loans

As of January 1, 2010 all borrowers are required to receive a Good Faith Estimate that gives the borrower a summary of the terms of the loan as well as the settlement costs.  This is designed to provide transparency in the loan process and protection to the borrower.  Don't be fooled by bait and switch terms!   Evaluate the totality of the loan with the Good Faith Estimate
